How It Works:

In exchange for a gift of property, the Orange County Community Foundation (OCCF) will issue a charitable gift annuity (CGA) to you, the donor. The Family Care Foundation then receives an immediate grant from OCCF and can utilize your gift directly after the annuity has been issued.

Your annuity payments are set up through a charitable gift annuity (CGA) that is guaranteed and secured by the assets of the Orange County Community Foundation (OCCF).  The payments can be paid to you monthly or annually and can begin immediately or can be deferred.

In many instances the charitable gift annuity will provide more income than what is currently received from your rental property. You are entitled to an immediate tax deduction the year the gift is made or it can be spread out over 5 years from the initial year the property was exchanged.

Your only expenses if you choose to move forward with the exchange of property are:

• A property appraisal
• Any title transfer fees
